Your option period, the negotiated window for inspections, protects you but also signals timeline expectations to the seller; shorter isn't always better if it means rushing a decision you can't undo.

Financing contingencies matter more than buyers often realize. A clean pre-approval letter from a reputable local lender carries more weight than a pre-qualification from an app. Sellers and their agents remember which lenders actually close on time.

In this market, it's worth knowing that appraisal gaps — situations where the appraised value comes in under the offer price — are less common than they were during the bidding-war years, but they still happen on well-priced or competitive listings. Deciding in advance how you'd handle that gap avoids a stressful renegotiation later.

Last thing: contingencies aren't weakness, they're protection. A good offer isn't the one with the fewest conditions — it's the one that's priced right, structured cleanly, and backed by financing that will actually close.
