What's Actually Happening in the DFW Housing Market Right Now
Every few months, DFW real estate headlines swing between two extremes: the market is crashing, or the market has never been hotter. Neither one is true, and neither one is useful if you're actually trying to make a decision about buying or selling this year.
Here's what's real. Inventory across the metro has climbed noticeably compared to the ultra-tight years of 2021 and 2022 — buyers now have meaningfully more homes to choose from, and homes are sitting on the market longer, often around two months before going under contract. Median prices have softened slightly year over year in most submarkets, though the shift has been gradual rather than dramatic. This isn't a collapse. It's a rebalancing.
For buyers, this means real leverage for the first time in years. Negotiating room exists again — on price, on repairs, on closing costs — especially for homes that have been listed for more than a month. It also means you can take a breath. The days of waiving inspections to compete with fifteen other offers are largely behind us.
For sellers, it means pricing accurately from day one matters more than it did two years ago. Overpricing and 'seeing what happens' is a slower, more expensive mistake in this market than it used to be. Homes that are priced right and presented well are still moving — homes that aren't are the ones sitting.
The honest takeaway: DFW remains one of the strongest housing markets in the country, backed by steady population growth and a job market that keeps drawing people here. But 'strong market' and 'your specific situation' are two different conversations. If you're weighing a move, that second conversation is the one worth having.
