Is Now the Right Time to Sell? A Straight Answer
This is the question every seller asks, and it almost never has a satisfying one-line answer, because 'the market' and 'your situation' are two different questions wearing the same sentence.
The market answer: DFW inventory has grown, homes are taking longer to sell than they did a few years ago, and pricing has softened modestly in many areas. That's a real shift from the seller's-market conditions of 2021 and 2022. It doesn't mean it's a bad time to sell — it means the process looks different than it used to.
The situation answer is the one that actually decides it. Are you moving because you need to — a job, a growing family, a life change — or because you're testing what the market might give you? Those are different sales with different levels of urgency and different tolerance for how long a listing sits.
If your equity position is strong and your next move makes sense regardless of small price shifts, today's conditions are still workable — homes priced accurately and presented well are still selling, often within a couple of months. If you're selling purely to chase a peak price, that calculation is harder to make right now than it was two years ago.
The honest version of this answer isn't 'yes, sell now' or 'wait.' It's: know your numbers, know your timeline, and price to today's market instead of last year's headlines. That's the difference between a smooth sale and a frustrating one.
