First-Time Buyer's Guide to Navigating DFW's Market

Buying your first home in DFW can feel like trying to hit a moving target — new listings, shifting rates, a dozen suburbs that all sound appealing. Here's the process broken into the steps that actually matter, in the order they actually happen.

Start with pre-approval, not house hunting. A lender will tell you what you can actually borrow, which is a very different number from what you'd like to spend. Pre-approval also makes your offer credible the moment you find a home worth pursuing.

Next, get specific about where. 'DFW' is enormous — commute times, school ratings, and price per square foot vary widely between neighboring suburbs. Narrow to two or three areas that fit your budget and daily life before you start touring, or you'll spend months touring homes that were never realistic.

When you find the right home, your offer needs more than a price. Earnest money, option period length, financing contingencies, and closing timeline all matter to a seller — a well-structured offer can beat a slightly higher one that's messier to work with.

During the option period, your inspection is your chance to know exactly what you're buying. Use it. In today's market, buyers generally have room to request repairs or credits rather than accepting a home as-is.

From there: appraisal, final loan approval, and closing — typically 30 to 45 days from a financed offer. It's a lot of moving pieces, but none of them are mysterious once someone walks you through them in advance instead of explaining them after the fact.
